A Sydney apartment owner says a surprise multimillion-dollar repair bill has left her scrambling to stay afloat. Stefanie Iannelli says the older North Strathfield complex where she lives was hit with a $7.5 million loan for waterproofing work, a cost she says has pushed her to the edge.

The bill landed in an email that sent her into a panic attack on her way to work, she told nine.com.au. “I have nothing left,” she said, describing the financial strain after learning how much residents would have to pay.

A shock that arrived at work

Iannelli said the first she heard about the loan was on October 24, 2024. She remembers the date clearly. She was reading the email on the commute, and by the time she reached work she was in shock.

Her apartment complex, built in the late 1990s, has more than 120 units and needed expensive waterproofing repairs to address water ingress problems. Iannelli said she knew the building required urgent work. She had no idea the cost would run into the millions.

The Sydney resident is one of a growing number of Australians confronting steep strata charges as apartment buildings age and repairs mount. In this case, the figure was so large it effectively broke her.

Residents face the cost of ageing buildings

Waterproofing work of this kind is typically needed about every 25 years, and older apartment blocks across Australia are increasingly being forced to confront expensive maintenance bills. For owners, the timing can be brutal. A single notice can change everything.

Iannelli said the burden has been especially hard because she is not part of the strata committee, yet still has to deal with the fallout. The scale of the loan has left her, in her words, with little to fall back on.

The case comes as apartment owners across Australia are being warned to understand their rights and the risks before buying into strata. For Iannelli, the warning came too late. The number that keeps echoing is still the same: $7.5 million.
